Your House Hunting Trip to Gagetown: A Checklist

A House Hunting Trip goes fast. Families who come home with a house, not just a shortlist, do most of the work before they arrive. Here's the checklist I use with clients.

Before you travel

  • Register with your relocation provider as soon as you have your posting message.
  • Get a mortgage pre-approval, and ask your lender about porting your current mortgage.
  • Agree on your must-haves and deal-breakers as a family.
  • Pick two or three target areas. Start with my guide to where to live.
  • Review listings and video walk-throughs with your REALTOR® and build a shortlist.
  • Line up an inspector and a lawyer so conditions can move quickly.

During your trip

  • Drive your commute at rush hour, both directions.
  • See your top homes early, so you have time for second visits.
  • Take photos and notes at every showing. Homes blur together by day two.
  • Write your offer as soon as you find the one. Good homes in posting season move fast.
  • For rural homes, add water and septic inspections to your conditions.

After you're firm

  • Send your signed documents to your relocation provider.
  • Book movers and confirm your closing date against your report date.
  • Set up NB Power, internet and home insurance before closing.
  • If dates don't line up, ask about interim lodging benefits.
