Sell one home, buy the next, move once

Most of my clients aren't just buying or just selling. They need to do both, and the timing is the hard part. Sell too early and you have nowhere to live. Buy too early and you could carry two mortgages. Here's how we line it up so you move once and close on schedule.

Sell first Get a firm sale on your current home, then buy with the money in hand. You know exactly what you can spend. No risk of two mortgages. You may need a longer closing, a rent-back or short-term housing. The market is slower, or most of your down payment is tied up in your home.
Buy with a sale condition Your offer is conditional on selling your current home. The Agreement of Purchase and Sale includes a section for exactly this. You lock in the home you want without the risk of owning two. The seller can keep marketing. If another offer arrives, you get a set number of hours to firm up or step aside. Your home is priced right and likely to sell quickly.
Buy first Buy firm, then list your current home, often with bridge financing to cover the gap. You never miss the right house, and you move on your own timeline. Bridge financing usually needs a firm sale. Otherwise you may carry both homes for a while. The market is busy and you have strong equity or lender approval for both.

  2. Price your current homeA realistic price based on recent local sales, because your sale sets the budget for your purchase.
  3. Choose your strategySell first, buy with a sale condition, or buy first. We decide based on your finances and the market.
  4. List and shop togetherYour home goes on MLS® while we search, so neither side waits on the other.
  5. Line up the closingsSame-day closings, or a few days' buffer. I coordinate closing dates, conditions and both lawyers.
  6. Move onceKeys to your new home on the day you hand over the old ones.

Negotiate your sale and purchase to close on the same day, or a few days apart.
Rent-back
Stay in the home you sold for a short time after closing, as agreed with the buyer.
Bridge financing
A short-term loan against the equity in your firmly sold home, so you can close on the new one first.
Porting
Move your current mortgage and rate to the new home, which may avoid a prepayment penalty.
Conditions
Financing, inspection and sale-of-property conditions, timed so one deal doesn't put the other at risk.

Can I buy a new home before selling my current one in New Brunswick?

Yes. You have three main options. You can make your offer conditional on selling your current home, buy firm and use bridge financing, or sell first and negotiate a closing date that gives you time to buy. The right choice depends on your equity, your lender and how quickly homes are selling in your area. I'll walk you through the numbers before you commit.

What is a "sale of buyer's property" condition?

It's a clause in the New Brunswick Agreement of Purchase and Sale that makes your purchase conditional on selling your current home. The seller can keep marketing their property. If they receive another acceptable offer, you get a set number of hours to remove the condition or step aside.

What is bridge financing?

Bridge financing is a short-term loan that covers the gap when your new home closes before your current home. Lenders usually require a firm sale on your current home before they approve it. Your mortgage professional confirms the amount and cost.

Can my sale and purchase close on the same day?

Often, yes. We negotiate both closing dates to match, and your lawyer moves the funds from the sale to the purchase. Some clients prefer a few days' buffer, or a short rent-back on the home they sold, to make moving day easier.

I've been posted to CFB Gagetown. Where should my family live?

Oromocto puts you minutes from the base. Lincoln and Burton sit between the base and Fredericton and offer larger lots. Fredericton gives you city amenities about 25 minutes away. New Maryland and Hanwell are quiet suburbs, and Geary and Gagetown offer rural space for the money. I'll help you weigh commute, schools and budget before your House Hunting Trip.

What does CAF Home Equity Assistance (HEA) cover?

If you sell your home for less than you paid because of a posting, HEA can reimburse 80% of the loss, up to $30,000, from your Core account under the CAF Relocation Directive. Your relocation provider confirms what you're eligible for, so keep your purchase and sale paperwork organized.

Who handles CAF relocations in 2026?

Sirva is the Contracted Relocation Service Provider for moves authorized on or after January 6, 2026. BGRS continues to handle moves authorized before that date. Register with your provider as soon as you receive your posting message.

Do you help military members selling when they're posted out of Gagetown?

Yes. I list and sell homes for CAF members posted out of 5th Canadian Division Support Base Gagetown. That includes selling from a distance, selling under an Imposed Restriction, and pricing and paperwork that support your relocation claim.

What should I know about buying a rural home with a well and septic?

Many homes around Fredericton and Oromocto have a private well and septic system. I recommend making your offer conditional on a water test for bacteria, a septic inspection and a review of the well and septic disclosure. Those conditions protect you before you go firm.
