Living in Fredericton
Fredericton is the capital of New Brunswick and sits on both banks of the Saint John River. It has the feel of a big town with city services: an uptown with restaurants and shops, the University of New Brunswick and St. Thomas University, and an extensive trail network along the river, including the Bill Thorpe Walking Bridge.
North side or south side?
Locals often describe the city by side of the river. Each side has older established streets and newer subdivisions, and prices vary block by block. The best way to choose is to drive both at the times you'd actually commute, check the school catchment for the exact address, and walk the street in the evening.
What to know before you buy
- Spring is busiest. Expect more listings and more competition from March to June. Be pre-approved before you start.
- Ask about heating. Electric baseboard, heat pumps and oil all show up in Fredericton homes. Ask for recent power bills.
- Check the flood maps. Some riverside areas have flooded in past spring freshets. I'll help you check before you write an offer.
- Older homes need a good inspection, especially for wiring, foundations and drainage.
Selling in Fredericton
Pricing is everything. I'll show you what similar homes near you actually sold for, help you prepare the home, and market it to local buyers and to families relocating from away. Read how to price your home.
