The lay of the land
The Saint John River runs through the city. The south side holds downtown, the University of New Brunswick and St. Thomas University, and many established neighbourhoods. The north side has its own shopping, schools and newer subdivisions. A walking and cycling trail network, including a former railway bridge across the river, connects much of the city.
Communities around the city
- New Maryland: a quiet village just south of the city.
- Hanwell: larger lots and subdivisions to the southwest.
- Lincoln: between Fredericton and Oromocto, by the airport.
- Oromocto: about 20 to 25 minutes away, home of Base Gagetown.

- Get pre-approved with a lender who lends in New Brunswick.

- Tour by video first, then plan a focused trip to see your top picks.
- Expect older homes and rural systems. Many homes outside the city use a well and septic, and heating varies, from oil and electric baseboard to heat pumps.
Day-to-day life
Expect four real seasons, with snowy winters, so ask about snow clearing and heating costs. Power comes from NB Power. Schools are in the anglophone and francophone school systems, and French immersion is available. Always check the catchment for a specific address.
