Hanwell is a rural community immediately southwest of Fredericton. It started as farmland and grew into a mix of established subdivisions and newer homes on bigger lots.

Why buyers like Hanwell

Hanwell offers more space for your money than most city neighbourhoods, while keeping Fredericton close. Families like the larger yards, and Hanwell Recreation Park and Kingswood are nearby for weekends.

What to know before you buy

  • Many homes have a well and septic. Make your offer conditional on water quality, water quantity and a septic inspection.
  • Newer builds: ask about the new home warranty and any finishing work still to be done.
  • Winter driving: rural roads can take longer to clear. Factor that into the commute.
