How to Price Your Home to Sell in Fredericton and Oromocto

Price is the biggest decision you'll make when selling. Get it right and you sell faster, often for more. Here's how I set a price, and the common traps to avoid.

Short answer: price your home based on what similar homes nearby have recently sold for, adjusted for condition and features. Don't price on the asking prices of other listings, your tax assessment or an online estimate.

What sets the price

  • Recent sales: similar homes, close by, sold in the last few months.
  • Condition and updates: roof, windows, heating, kitchens and baths.
  • Lot and location: street, yard, view and commute.
  • Competition: what buyers can choose from this week.
  • Timing: posting season in spring and summer brings more buyers to Oromocto and Fredericton.

Three common traps

  1. Using your tax assessment. Your property assessment is set for tax purposes and can be well above or below market value.
  2. Trusting online estimates. They can't see your new kitchen, your leaky basement or the train track behind the fence.
  3. Starting high to 'leave room'. The first two weeks bring the most attention. Overpriced homes sit, and stale listings often sell for less in the end.

Price bands matter

Buyers search in ranges, like up to $350,000 or up to $400,000. Pricing just above a common cut-off can hide your home from a whole group of buyers. I'll show you where your home sits.
