Short answer: look for someone who knows the CAF relocation process, is registered with your relocation provider, can work with you remotely, and has recent reviews from military families.
Seven questions to ask
- Are you registered with Sirva (or BGRS)? Sirva handles moves authorized on or after January 6, 2026, and BGRS handles earlier ones. Ask how they work with your relocation provider.
- Do you understand my benefits? They should be comfortable with House Hunting Trips, Home Equity Assistance, the Real Estate Incentive and an Imposed Restriction. Your provider confirms entitlements, but your REALTOR® should know how they affect timing and paperwork.
- How will you use my House Hunting Trip? Expect a shortlist and video walk-throughs before you arrive, and a showing schedule built around your days.
- Can you help me from a distance? Video tours, electronic signing and updates by text are essential when you're still at your current base.
- Which areas suit my family? A good answer compares commute, schools and budget across Oromocto, Lincoln, Fredericton and the rural areas, not just one neighbourhood.
- Do you sell for members who are posted out? If you'll sell here later, ask how they handle pricing, remote showings and claim-ready records.
- What do your military clients say? Read recent Google reviews from CAF families.
Red flags
- No clear plan for your House Hunting Trip days.
- Vague answers about relocation paperwork.
- Pushing you to waive inspection or financing conditions to "win" a house.
Why I do this
I spent 14 years in the Canadian Armed Forces before becoming a REALTOR®, and I'm a Sirva-registered relocation REALTOR® with The Right Choice Realty. I've waited on posting messages and moved a household myself. That's the experience I bring to every military move.
Start with my military relocation guide, where to live near the base and the House Hunting Trip checklist.
