Selling Your Home When You're Posted Out of Gagetown: A Timeline

A posting message starts two clocks at once: your move and your sale. Here's how to line them up so your home sells well, your paperwork supports your claim, and you're not stuck paying for two places.

Short answer: start the moment you get your posting message. Register with your relocation provider, get a realistic price, and list early enough that you can close before (or close to) your report date.

Week 1: posting message in hand

  • Register with your relocation provider. Sirva handles moves authorized on or after January 6, 2026, and BGRS handles earlier moves.
  • Call a REALTOR® for a pricing review based on recent sales near you, not an online estimate.
  • Pull your paperwork together: your original purchase agreement, statement of adjustments and mortgage details.

Weeks 2 to 4: get market-ready

  • Fix the small things buyers notice: dripping taps, scuffed paint, burnt-out bulbs.
  • Declutter and pre-pack. You're moving anyway, so pack early and let the rooms look bigger.
  • Book professional photos. Most buyers see your home online first.

On the market

Spring and summer posting season brings the most buyers to Oromocto and Fredericton, including other CAF families on their House Hunting Trips. Price it right from day one. The first two weeks on the market usually bring the most showings.

If you leave before it sells

  • Selling from a distance: I handle showings, keep you updated by phone, text or video, and documents can be signed electronically.
  • Imposed Restriction: if your family stays behind for now, we can plan showings around their schedule.
  • Keeping it as a rental: if you'd rather keep the home, ask about the Real Estate Incentive. If you don't sell, it can pay 80% of the commission you would have paid, up to $12,000.

Protect your relocation claim
